Construction Documentation Services

Four service pillars, all delivered as structured documentation. Built for general contractors, developers, construction managers, and survey firms on commercial projects typically $5M and up.

How Our Services Fit Together

Skyland Pixels provides four service pillars, each as a standalone engagement or as part of a layered documentation plan. The four pillars are time-lapse, construction documentation, progress monitoring, and 3D modeling. They are designed to be complementary: time-lapse for the marketing asset, construction documentation for stakeholder communication, progress monitoring for operational record, and 3D modeling for engineering and BIM use.

Most of our commercial clients layer two or three of the four. The most common combination is time-lapse plus weekly progress monitoring: time-lapse for the marketing asset and stakeholder communication, progress monitoring for the operational record and lender draw packages. We will recommend a service mix based on your project scope, timeline, and stakeholder needs.

What Every Deliverable Has in Common

Dated and Geo-Tagged

Every photo is dated and geo-tagged. Every report is dated. Every deliverable is auditable. This is what makes documentation defensible in disputes, lender draws, and insurance claims.

Written Narrative

Every visit produces a written narrative describing what was observed. Photos alone are ambiguous; the narrative provides context. Together, they are documentation.

48-Hour Turnaround

Every visit produces a deliverable within 48 hours. Same-day delivery available for bank draw deadlines, insurance claims, and other urgent needs.

Private Share Link

Every deliverable is delivered to a private share link, accessible to the GC, the owner, the lender, and any other stakeholders the project team designates.

Service Areas

We serve commercial projects from two hubs: Orlando (Central Florida) and Jacksonville (First Coast market). Same-day response on most visits in our primary service area. Reach out and we will confirm coverage for your specific site.

Frequently Asked Questions

How do the four services work together?

Time-lapse, construction documentation, progress monitoring, and 3D modeling are designed to be used independently or layered. The most common combination for commercial projects is time-lapse plus weekly progress monitoring: time-lapse produces the marketing asset and stakeholder communication, progress monitoring produces the operational record and lender draw package.

What is the minimum engagement?

Time-lapse engagements start at $1,200/month retention with a typical 3-month minimum on most sites. Single construction documentation visits start at $450. Progress monitoring starts at $375/visit on a recurring schedule. 3D modeling starts at $850 per model. Most clients start with a single visit or a short monitoring package and expand from there.

Do you work with general contractors or only developers?

Both, plus construction managers, survey firms, and lenders. The most common engagement is with a GC who needs progress documentation, or a developer who needs time-lapse or lender documentation for a construction loan.

How quickly can you be on site?

Orlando and Central Florida projects are typically on site within 48-72 hours of confirmed booking. Jacksonville and the First Coast are covered by our regional pilot. Same-day response on most visits in the primary service area.

What file formats do you deliver?

Deliverables include dated photo archives (JPEG + PDF report), time-lapse video (MP4), orthophoto maps (GeoTIFF), 3D meshes (OBJ, FBX, GLTF), point clouds (LAS, PLY), and written narratives. Files are compatible with AutoCAD, Revit, Civil 3D, ArcGIS, and Trimble Business Center.

Do you handle FAA compliance?

Yes. All flights are conducted under FAA Part 107 certification. We handle all airspace authorizations, NOTAM filings, and any required waivers for commercial construction sites in controlled airspace.
