The Project
Adam Caratini, General Manager of CrossFit eXalted, needed a current and defensible record of the condition of his commercial building's roof at 118 Central Park Place in Sanford, FL. The property is a single-story commercial structure with a flat metal roof, and the existing record of its condition was informal at best.
An aerial existing-conditions roof inspection was the right fit. The capture is fast, the entire roof is documented in a single session at consistent resolution, and the deliverable is organized in a way that can be handed directly to a roofer, an insurance carrier, or a property manager without reformatting.
The Deliverable

Key Findings
The report flagged five categories of condition across the roof surface. Each finding was location-tagged, severity-rated, and accompanied by a written description.
Signs of Possible Repairs
Sections of the roof surface showed evidence of prior patch work and repairs. Recommended for further inspection by a qualified roofer to confirm current condition and remaining service life.
Pooled Water and Debris
Standing water and organic debris were identified in low areas of the roof. Recommended for cleaning and follow-up inspection to confirm the underlying surface is intact.
Roof Vent Rust and Gasket Wear
Several roof vents showed surface rust and gasket deterioration at the penetration boot. Recommended for closer inspection and, if needed, re-seating or replacement by a roofer.
Weather Wear and Edge Conditions
General oxidation, streaking, and edge flashing wear consistent with long-term Florida UV and storm exposure. Recommended for ongoing monitoring at the next annual inspection.

Each finding category was severity-rated and prioritized. Adam was able to brief his roofer on which items to address first, with the annotated imagery as the discussion reference.
A Dated Property Record
The full report (annotated imagery, written narrative, raw image archive) became a dated record of the roof condition as of December 2023. If a future insurance question or warranty claim comes up, the record is on file.
An Inventory Baseline
The measurement grid and roof footprint documentation gave Adam a baseline of the property as it stood. Future re-inspections can be compared against this baseline to track change over time.
